Never really have free time except if I take a break Sunday to have a few beers and watch football. Maybe in 5 years when I have all my shit together I’ll find a hobby. Try to go on a 3-5 mile walk with the girlfriend once or twice a week if that counts. Nice to get some fresh air and unwind.

This was 7 years ago for the 25k, 5 years ago for the 19k which was a foreclosure. Lots of competition in the past few years driving houses and rent up very fast. Get calls all the time offering to buy my stuff

How much do you trust those realtor values? house 1 where I live: paid 25k, realtor 73k. They don’t even know about the central ac or full remodel and deck added. apartment 1: paid 19k, realtor 92k double block 1: paid 70k, appraised 70k, realtor 125k, renting one side 1k fixing other side now double block 2: paid 78k, realtor 123k so did I get tremendous deals or do they inflate these prices?

Not trying to hijack the thread but has anyone sold a house without a realtor? I've only bought without realtor, not sold. Girlfriend is going to sell her house and move in, Townhouses in her complex sell in under 1 week. I assume you just need a lawyer to do the deed work, would seller or buyer pay for lawyer? thanks

Air fried the wings they turned out great. Franks, butter, cayenne pepper for a nice tangy sauce. Air fried the steaks too, a little overdone on the ends because I got distracted. First steak in a long time, usda prime sirloin 12 bucks a pound at sams, used to be 6 bucks a pound.

Sorry I've been quiet for about 2 months but it was a crazy year. It all started when I got suspended from work for a month for smoking weed right when covid started. Invested my life savings of around 100k following some smart guys on here. Ran it up to a high of 400k, got too cocky, overleveraged myself and ended up cashing out for about 220k. Just bought two double blocks on my street for 70 and 78k, family and family friend deals. Just been very busy fixing them up and hopefully will have them all rented for around 1000-1200 each per month soon. Just went ring shopping yesterday and any advice would be appreciated! Nobody probably cares but I love this forum and just shooting the shit, always appreciate the advice I get on here. Salud gentlemen!
