Lumber is down. However drywall is highest price ever. Roofing shingles and other supplies still sky high. 2500 sqft house building now compared to last year or 2 years ago  . You will save 25k -35k approx  However labor is up and other essential materials like drywall cement are still high.  So you do save because of lumber but still high.

my uncle is a developer and he told them 600k in april 2021 for a 2000sq foot home but really nice one

 

i would o/u that 490 now
