If you sell it and make money on it, you're only getting a comparable home in that area using the money you sold it for. You're not moving up the totem pole. So it doesn't matter very much what the entry point is for a buyer is as long as they can afford the payments and are at a fixed rate. Different story with owning rentals though. At it's peak there will likely be 100's of thousands of cases per day. Some scenario's are even more pessimistic, a million a day in the US, tens of million per day worldwide. That's a once in a lifetime occurrence. If the housing market tanks like that again at any time in the short term (where there's no appreciation), there will be a lot more to worry about than a mortgage.
